Having a house built for you is a dream that many people have and for the lucky few that get to do it their experience sometimes leave a lot to be desired. This sometimes occurs because they have not engaged the right professionals to design, or correctly estimate the actual building costs involved. When this occurs the results can be shattered dreams and sometimes the loss of the new house they have just had built.
Luckily this can be avoided by carrying out the proper research into who you engage to carry out the essential tasks necessary for a successful building project. Sometimes people associate professionals with hefty costs and rule them out as an over expensive option. This can be the very mistake which can lead to a disastrous project outcome. It has been proven time and again that you get what you pay for and if you skimp on professional’s services, well you will have to suffer the consequences yourself if the build project falls on its head.
So let’s look at a list of essential professionals required to bring in a building or renovation project on time and on budget.
- Structural engineer
- Quantity surveyor
- Professional construction company/builder
There are other professionals that are required from time to time to deal with project specific technical issues, but those listed above will be sufficient to successfully complete most single new house builds and house or home renovations or any kind of house extensions, including kitchen extensions, bungalow extensions, sunroom extensions, single and two story extensions.
House Construction – Phases What Are They?
House construction phases are the phases a house goes through during its construction. The process often starts with a planning stage in which plans are prepared by an architect and approved by the client and any regulatory authority (your local council)
Then the site is cleared, foundations are laid and trenches for connection to services such as sewerage, water, and electricity are established. If the house is wooden-framed, a framework is constructed to support the boards, siding and roof. If the house is of brick construction, then courses of bricks are laid to construct the walls. Floors, beams and internal walls are constructed as the building develops, with plumbing and wiring for water and electricity being installed as appropriate. Once the main structure is complete, internal fitting with lights and other fitments is done, and the house may be decorated and furnished with furniture, cupboards, carpets, curtains and other fittings.
Listed below is a rough list of the house construction phases which are used to plan a new house construction project, it’s not a complete list, but it would be a good starting point to become familiar with all the different tasks and project critical items which should be included in all construction projects.
